OUR PROCESS
From the first conversation to delivery, we guide each project through a clear, considered process.
01 INITIAL CONSULTATION
We start by understanding the project, intended use, preferred design, location and priorities. From there, we identify the most suitable starting point and any preliminary work required.
02 PRELIMINARY AGREEMENT
Where design or feasibility work is required before the main project can proceed, we enter into a written Preliminary Agreement. Depending on the project, this may cover design development, drawings, site review and input from builders, engineers, private certifiers or other consultants. Only the services identified in the Preliminary Agreement are included at this stage.
03 DESIGN & FEASIBILITY
We develop the design and assess whether the project can reasonably proceed as intended. For Modular Homes, this may involve our licensed QBCC building partner, designer, engineers, private building certifier and other qualified consultants. Depending on the project, we may assess: SITE · DESIGN · STRUCTURE · FOOTINGS · ENERGY · SERVICES · ACCESS · TRANSPORT · APPROVAL PATHWAY Additional reports or investigations may be required. This stage helps identify major constraints before manufacturing begins but does not guarantee planning, building or other regulatory approval. For Tiny Houses on Wheels, GRU assesses the product from a design, manufacturing and transport perspective. Planning, council approval and the legality of the client's intended placement or use remain outside GRU's scope and must be independently investigated by the client.
04 DESIGN DEVELOPMENT
Once feasibility and design direction are established, we finalise the applicable drawings, specifications, inclusions and pricing. The project documentation clearly identifies: WHAT IS INCLUDED · WHAT IS EXCLUDED · WHO PROVIDES EACH SERVICE Your signed quotation or contract, specifications and approved drawings define the final project.
05 CONTRACTS & APPROVALS
Once the scope is sufficiently developed, the applicable project contracts can be entered into. For Modular Homes, regulated on-site building work is undertaken by our licensed QBCC building partner. Building certification, engineering and other specialist services are undertaken by the appropriately licensed or qualified professionals. Required approvals are progressed through the relevant professionals and authorities. GRU's manufacturing scope is separate from those regulated professional and on-site services unless expressly stated otherwise in writing.
06 MANUFACTURING
Once the applicable requirements are satisfied and the project is released for production, manufacturing begins at our Sunshine Coast facility. Our production process focuses on quality management, efficient workflow, material optimisation and controlled off-site manufacturing, with quality checks throughout the build.
07 DELIVERY & INSTALLATION
The delivery method depends on the product. Road-registerable Tiny Houses on Wheels may be transported using an appropriately rated towing vehicle, subject to applicable road requirements. Oversized or overweight Tiny Houses on Wheels may require specialist transport such as a float or low loader. Modular Homes are manufactured on structural skids, transported as cargo and commonly placed using a crane or other suitable lifting equipment. Transport, lifting, foundations, service connections and other site works are generally performed by independent third-party providers. GRU can assist with coordination, but unless expressly included as a GRU service in writing, these services remain outside GRU's manufacturing scope and the relevant provider is responsible for the services it performs. For Modular Homes, installation and applicable regulated building work are undertaken by our licensed QBCC building partner.
08 WHAT IF THE PROJECT CANNOT PROCEED?
The preliminary process is designed to identify significant issues before committing to manufacture. If the proposed project cannot reasonably proceed, we can explore alternative solutions where practical. Any refund or amount retained from a Preliminary Agreement will be determined by that agreement. Where the agreement provides for a refundable unused balance, the applicable amount can be returned after deducting agreed design, engineering, certification, consultant, assessment and other project-specific costs already incurred or committed, subject to the agreement and applicable law.
